What happens after the inspection?Ā Well you will get an email with the report.Ā The report will cover all the items and systems that were inspected as per NJ Home Inspection Standards.Ā The most important thing to do is to read the report in its entirety. There are many things we inspect and many things we don’t. These can be found at http://www.njconsumeraffairs.gov/laws/hiacregs.pdfĀ .
Once you go through the report you will findĀ items that you may not be too concerned about and others that do concern you.Ā Now is the time to have a sit down with your attorney and discuss your concerns that were documented in the report.Ā Your attorney will then communicate your concerns to the sellers attorney, who will send over the requests to the seller.Ā At this point the seller and their attorney will sit down and discuss their options.Ā Those options are only 3 things; 1 They will fix the items that you want corrected. 2. They will credit you for repairs and 3. They will not fix or give a credit.Ā Each of your concerns will meet with one of these 3 answers. But don’t be discouraged, remember the squeaky wheel gets the oil!Ā Unless you have beaten the sale price down to the point where the seller feels like they are giving away the house, some of your concerns might be met.Ā It is always a good idea to get a few estimates for repairs from licensed insured contractors, you friends, attorney or real estate agent can give you recommendations. NJ Home Inspectors are prohibited from giving recommendations for repairs on deficiency found during a home inspection.
