You need a home inspector. When you hire a home inspector, you are hiring an experienced professional who has training and experience in the building industry. It is the job of the home inspector to not only evaluate the condition of the house's major systems and structural integrity, but also to evaluate how these systems are working together and identify areas that need to be watched, repaired or replaced.

Your home inspector gives you the Big Picture analysis of the house you are purchasing. If the home inspector identifies the need for a costly, detailed analysis of any of the houses' systems or structures, the inspector will recommend the appropriate professional, which may be an experienced engineer with expertise analyzing that particular system or structure. The need for this kind of expensive, detailed analysis is rare.

Hiring a Professional Engineer on your own can be a disappointing experience. The term Professional Engineer does not mean that the individual has training or experience conducting home inspections. Additionally, a home inspection does not involve engineering analysis. Therefore, hiring a Professional Engineer to complete a home inspection undoubtedly costs more, but it may not give you the results you desire and deserve.

If I can't take the time to do it right I'd rather not do it. If you're looking for the cheapest guy you can find, I'm not him. I do long, thorough, quality inspections. I leave the fast, cheap, shallow inspections to others. I'll spend about as much time writing a good, solid report as they will on the entire process, start to finsh. If you believe you'll get the same level of performance from them in much less time and for much less money, then by all means hire them. The best is never the cheapest. Believe me, when I've gone over everything you'll know I went all of the way for you.

The bottom line to any home inspection service, aside from, its thoroughness, is "how much will it cost?" After researching 50 of the top companies in the state of New Jersey, the average price for an inspection that includes the structural/mechanical, termite and radon tests falls between $350 and $490 for structures less than 2,500 square feet or less. Inspection for septic and wells, water testing, lead testing, underground oil tank inspections, etc. will be additional.

In a nutshell, you will be paying for the credentials and experience of the home inspector. My pricing ranges from a low of $225 to a high of about $575 for larger properties. The size of the structure, number of kitchens and baths, number of heating/AC systems, etc. will determine the final price. Since each inspection is handled on an individual basis, I do not have a flat pricing system. Smaller dwellings usually cost less than larger ones with multiple systems.
