Consumer Guide to Infrared Imaging
Thermal imaging infrared building inspections is the latest technology available to home and building owners who want to determine whether there is moisture or water leaks to be found in a quick and un-costly manner without the often inaccurate and destructiveness of cutting holes in the wall and ceiling in every room, totally non-invasive
US Dept of Energy now recommends that a thermographic scan be done before purchasing a house, even a New Construction!

Infrared Thermography is used world-wide by building managers, plant engineers and government agencies to accurately locate and quantify moisture trapped within building assemblies. It should be used:
1. Prior to Final Acceptance and Payment.
2. Before the warranty expires.
3. Before acquiring real estate.
4. Before re-roofing or rebuilding, wall, waterproofing.
5. For early detection of problems in order to minimize long term repair costs.
6. Before preparing your budget request for repairs
7. Whenever leaks occur.
How it works;
The infrared equipment I use, a Flexcam R2, is of a very high standard and produces results that are clear and easy to analyse. The infrared camera captures images of heat not seen by the naked eye via a sensor not too different in principle to a digital camera. Infrared reads surface temperature and then assigns a relative colour to each temperature measured down to point 1 of a degree so it is very sensitive to temperature fluctuations. This is how moisture is found, as a rule moisture or water is cooler and will be distinguished. I then confirm my results for you with a non-invasive moisture meter. No mess!
